Tucked away in the wooded Walden cottage enclave sits Tallgrass Cottage, a healing sanctuary for you and your family for a week or weekend. Surrounded by nature, but within walking distance of the quaint downtown of New Buffalo, and less than a mile from the New Buffalo beach, Tallgrass is a short 70 miles from Chicago. Once here, you'll immediately notice how the sweet, fragrant air will begin to relax you. Stepping inside Tallgrass, you'll be struck by the openness and abundance of natural Michigan light streaming in from all sides, including the multiple skylights. You won't come for the granite countertops, stainless sinks and appliances, nuanced lighting or vaulted ceilings in the great room, but each will make your stay more comfortable and distraction-free as you use our home as a base for your daily excursions around southwest Michigan.
Wine tastings at the multiple nearby wineries, seasonal festivals, world-class antiquing, kayaking, fishing, golf on challenging and pristine courses, and cycling are just some of the activities you and your family or friends can enjoy during your visit. At night, kick back on the open deck, or read that novel you've been meaning to get to on the screened-in porch. Plan a dinner at one of the nearby, one-of-a-kind restaurants, or grill out under the brightest stars you never get to see in the city. With three bedrooms, three full baths, and an activity loft for you and the kids, Tallgrass accommodates four to six people comfortably. Don't wait. Reserve your vacation time with us today. This property is well-maintained and equipped for the comfort and convenience of our guests. Our vacation rentals include well-equipped kitchens, living, and dining areas. Linens and towels are provided. Homes have washers and dryers, dishwashers, central heat, and air conditioning, cable/satellite television, DVD players, high-speed Internet service, and outdoor gas or charcoal grills.
We ask that renters bring condiments, dishwasher soap, laundry soap, extra toilet paper, and convenience items like plastic wrap, aluminum foil, and zip-lock bags. We do not supply firewood for homes that have wood-fueled amenities like a fire pit or a wood-burning fireplace. We do not resupply anything during the stay. We provide two rolls of toilet paper for each bathroom, 2 rolls of paper towels, 4 garbage bags, and hand soap in each bathroom -- so plan according to your needs.
Minimum Age Limit for Renters: The guest signing the rental agreement/contract must be 30 years of age or older (ID at check-in required) and must be responsible for the group during the entire time of the stay.
Maximum occupancy restrictions: The number of guests at any WAYA-managed property can not exceed the maximum occupancy number (or sleeps number). This includes invited guests, friends, or additional family members. Events, parties, or family gatherings are not permitted without express written permission prior to booking.

Cancellation Policy
The deposit will be fully refunded if the reservation is canceled at least 60 days prior to the agreed-upon arrival date. If the cancellation is received between 60 and 30 days before the agreed-upon arrival date, an amount equal to 50% of the total rental fee will be charged. No refund will be provided for cancellations made less than 30 days prior to the agreed-upon arrival date. Additionally, there will be no refund in the event of an early departure.
Deposit Policy
At time of booking a 25% deposit is required to secure reservations, calculated as 25% of the nightly rate, taxes, and cleaning fee, minus the damage insurance. Damage insurance is charged in full at time of booking, making the total deposit equal to 25% plus the damage insurance. These fees are automatically charged on our end to your card on file at time of booking. The final payment is due 30 days before your arrival date. Guests can pay the final payment using the credit card on file, Venmo, or Zelle. If paying with the credit card on file, an additional 3% Convenience Fee applies. Please be advised the card on file will be charged to include the 3% Convenience Fee if payment is not received 30 days prior to your arrival/due date. To avoid the convenience fee, guests may use Venmo or Zelle, as long as payment is received before the 30 day automatic billing date.

Before our trip, Ron Morales, from WAYA was great to work with. He was very thorough and attentive to communications in a timely manner.
The rental is beautiful, updated, and comfortable. The location is very close to the beach in New Buffalo; a 4-minute drive, would be a challenge to walk since there are no sidewalks a good deal of the way -just a narrow shoulder. We had to drive to the beach anyway because of 3 small children. The neighborhood was very safe and the neighbors were friendly. The loft was the highlight-the kids each had their own bed, play space, TV, and bathroom. All of their toys and belongings stayed up there which kept the downstairs free of clutter. My husband was a big fan of the screened-in porch he could have his own space to read and listen to the google pod. Also, the screened-in porch has a large table for 6-we ate every meal out there. No bugs in there, but, outside yes. No-fault of WAYA or the owners-Make sure you bring strong bug spray. The bathrooms were very clean and updated-as were the two large bedrooms with queen-sized beds.
NO DRESSERS-
One important thing missing were dressers in each of the large adult bedrooms. If you like putting your clothes away-no where to put them, nor did the closets have shelving in lieu of dressers for guests, so keep that in mind!
Overall, we had a great time being close to the town, beaches, breweries, wineries, etc. We would recommend this rental and will be renting from WAYA again next summer.

"Great House Near Town"
A very clean place with lots of room and natural light and with a nice screened in porch. The gas grill is on the porch which keeps you dry when raining. There is also a gas heater for the colder months. It is conveniently located a little over a mile from downtown and less than two miles from the marina. . All in all we (two couples) had a very nice time staying there.
